Buying a home is an exciting time in one’s life. Making the smart move of choosing a Realtor® is your first step to ensuring that your new home and community meets your needs. Our services and experience range from helping you find the home that best suits your needs and desires to negotiating the best deal possible.

Using a Buyer’s Agent is free!

Using a Buyer’s Agent doesn’t cost you anything. The Seller pays for this service and the price has already been pre-negotiated with his Agent. If you don’t have an Agent representing you, the Seller’s Agent keeps the entire commission and you are not represented. If you use a Buyer’s Agent, the Seller’s Agent splits their commission with your Agent and your agent represents your interests. The fee is going to be paid out either way, so there is no savings to the Seller or to yourself, if you are unrepresented.

More importantly, the Seller’s Agent does not represent you. If you make an offer on a home without a Buyer’s Agent representing you, the Seller’s Agent is representing the Seller, negotiating on behalf of the Seller and owes specific duties to the Seller. The Seller’s Agent may not share certain information with you and may only represent the Seller’s interest. By using a Buyer’s Agent, you are entitled to certain information, as well as the experience and opinion of your Buyer’s Agent. Your Buyer’s Agent represents you and it is their duty to help you find a home and provide information to allow you to make informed, well-researched decisions and to then negotiate the best deal possible for you.

Buyers Agent Services we provide:
– We will add you the HAR gateway, which will automatically email you homes that fit your criteria;
– You let us know what homes you want to see and we’ll book the appointments for you to see them;
– We’ll help find you a good mortgage professional to help you get pre-approved (including specialized transactions such as foreign nationals, investor loans, construction loans, etc.);
– We’ll compile data on the home you are considering purchasing such as original price paid, amount left on loan, date originally purchased, taxes
– We’ll compile market data in the community surrounding the home that you are interested in to help you draft a strong offer (and price is just one factor);
– We’ll help you negotiate your offer;
– We’ll walk you through the inspection process (we have great inspectors we can recommend);
– We’ll remind you of important dates, such as when your option period expires, closing dates, amendment dates, etc.;
– We’ll work with the title company to ensure all documents are present to get to you to the closing table.
– It is our duty to help you find a home, enable you to make well researched decisions and help negotiate the best deal possible.
